For landlords
What you stop dealing with when HCARE manages your apartment
HCARE manages 100+ apartments in Ho Chi Minh City: finding tenants, collecting rent, maintenance by in-house technicians. Owners follow everything remotely.
One rented apartment usually means three or four separate contacts: an agent to find tenants, a handyman when something breaks, the building management office, and the tenant. Each one knows a piece of the job and nobody is responsible for the apartment as a whole. When something goes wrong, the owner is the one assembling the pieces.
Three jobs, one point of contact
HCARE takes all three under one agreement, so there is nowhere to pass the blame:
- Letting — photography, listings, viewings, tenant screening, bilingual contracts, handover with a written record and photos of every item.
- Operations — collecting rent, utilities and building fees, chasing late payments, reconciling with the building management office, itemised monthly statements.
- Maintenance — scheduled checks of plumbing, wiring and air conditioning, repairs, and refreshing the apartment between tenancies.
Our own technicians, not whoever answers the phone
HCARE employs eight technicians on real contracts with social insurance. That is not a staffing detail for show: if work done by an HCARE technician fails, HCARE redoes it at our cost. A handyman found online has nobody standing behind him, so the owner absorbs the loss.
Every request gets a call back within thirty minutes, weekends included. The real value of fast repairs is not the repair bill. It is that tenants who feel looked after stay longer. An empty month earns nothing while the building fees still have to be paid.
You see everything from wherever you are
Everything done in your apartment leaves a record on the HCARE platform: whether it is occupied or coming up for renewal, contracts and handover records, condition photos, every repair with its cost, and a monthly income and expense statement.
Repair quotes go to your phone for you to approve or decline. Nothing happens in your apartment until you approve it.
HCARE started by managing its own apartments, not from a business plan. For seven years we have been both landlord and manager, so most of our process exists because we ran into the problem ourselves first.
When it is worth it, and when it is not
Plainly: if you live in the same city, own one apartment and your tenant has been settled there for years, managing it yourself is not hard. Paying for a service then is paying for something you already handle.
It becomes worth it if any of these apply: you live far away or abroad, you own two or more apartments, your tenants are foreigners who need to be dealt with in English, or the apartment has sat empty while your own listings brought nobody.
