About HCARE

HCARE began with one agent, not a business plan. Everything the company does today grew out of a question that kept coming back: once the contract is signed, who handles the rest?

How we got here

  1. The beginning: one agent

In the early years the work was what it is for any agent — find the apartment, show it, help both sides sign. Once it was signed, the job was done. That is how the trade works.

  2. What became clear: the job does not end at the signature

The phone kept ringing anyway. Tenants called about air conditioning, about where to pay the building fee, about residence registration. Landlords called to ask whether the rent had come in, or what condition their apartment was in. Both sides went to the agent — the one person they knew — even though none of it was paid work. That is where the question took shape: if both sides need someone to stay after signing, why does nobody do that properly?

  3. First step: bring the technical work in-house

Hired-in tradespeople meant a different person each time, a different standard each time, and nobody accountable when something went wrong. HCARE built its own technical team and then its own furniture workshop. From then on our own people did the repairs, and the company stood behind the work.

  4. Second step: take on full management

With technicians in place, the rest followed: holding the keys, finding and screening tenants, bilingual contracts, collecting rent and utilities, reconciling with the building management office, residence registration for foreign tenants, handovers with a signed report and photos of every item. A landlord hands it over once and stops thinking about it.

  5. Third step: put all of it on a platform

Past a certain number of apartments, memory and chat messages stop being enough. HCARE built its own management platform: a file per apartment, a record with photos and cost for every repair, a monthly income and expense report. Landlords get their own login to see their apartment; agents get theirs to see available units and their own commission. Nobody has to ask to find out.

  6. Fourth step: when a landlord wants to sell

An apartment that has run inside the system for years already has its letting history, its income and its equipment condition on record. When the owner wants to sell, HCARE introduces it within its own community of landlords — the buyer can see exactly what they are buying, and the apartment keeps running after the transfer.

HCARE is the connection, and the standard that comes with it

In every rented apartment there is someone who needs something and someone who can do it. Landlords need tenants; tenants need a home that is looked after; the apartment needs tradespeople; agents need real listings. The market has no shortage of those parties — what is missing is someone in the middle who is accountable for the quality of the connection.

That is the role HCARE takes. We do not introduce two parties and step away: once the connection is made, HCARE guarantees the standard of it.

Work by technicians HCARE controls is work HCARE warrants. Work by vetted partners is settled by HCARE on both sides. A tenant brought in by an agent leaves that agent a claim recorded on the system, not a verbal one.

That standard is the only thing that separates an ecosystem from a list of phone numbers.

HCARE sits between four parties

Each one comes in with a need and leaves with something specific. HCARE holds the connection and is accountable for its quality.

HCARE One service standard

Who the platform is for

An ecosystem only holds together when every party who steps in gets something out of it. Here is what each one gets.

Landlords

  • One point of contact for leasing, collection, repairs and handover
  • See your unit status, contracts and financial reports at any time
  • Approve repair quotes from your phone; pay after the work is done
  • When you sell, the operating record and the buyers are already there

Tenants

  • Prices and availability on this site are real, because we hold the keys
  • Bilingual contracts and residence registration support for expatriates
  • One place to report a fault, with a technical response within 30 minutes
  • Handover with a report and photos, so move-out is not an argument

Partner agents

  • Real listings updated daily, with the management fee position stated
  • Register your client to hold the claim — timestamped on the system
  • Commission shared clearly, with the payment status visible to you
  • After signing, HCARE carries the after-sales work, not you

Service partners

  • Steady work from more than a hundred apartments under management
  • Requests arrive with the apartment file, not a guess over the phone
  • Sign-off by photo and report, so payment does not get stuck
  • Do good work and you get more of it — quality instead of connections

Without one point of contact, a landlord assembles three

Each of them does its own part well. But nobody is accountable for the joins between them — and the landlord stands exactly on those joins.

Three suppliers means three calls every time, and three parties pointing at each other when something goes wrong. One point of contact means one place to ask, and one place that answers for it.

Where HCARE works differently

The market today has three separate groups, and each stops at its own boundary. HCARE differs by pulling all three into a single accountability.

1

Portals and listing sites stop at the signature

They are very good at bringing two sides together, but the listings are submitted by others, so price and availability may be stale — and after signing, nobody is there. HCARE holds the keys to the apartments it lists, so the information is real and the responsibility survives the contract.

2

Management companies usually outsource the technical work

When the tradesperson is an outsider, the standard varies and nobody owns the mistake. HCARE has its own technical team and its own furniture workshop, so we warrant our work instead of passing messages along.

3

Management software never enters the apartment

Good software records everything, but it does not open a door or fix a tap. The HCARE platform is used daily by the team actually running the apartments, so it records work that happened rather than work declared.

4

And all three parties read one file

Landlords, agents and HCARE staff each have their own way in, but they read the same data. There are not two versions of the truth, so there is nothing to reconstruct when a question comes up.

Why we can do this

HCARE is a landlord as well as a manager. The company started by managing its own apartments, so every process here came out of a problem we ran into ourselves rather than out of a service description. That is why we believe we understand what landlords actually need — and why we carry on into the part of the job this trade usually leaves behind at the signature.
