How renting with HCARE works

Three steps from the first viewing to the keys in your hand. Each step lists what we do and what you need to bring.

  1. Book a viewing

Pick a unit on this site, or send us what you need (area, bedrooms, budget, move-in date) and we shortlist for you.

    • Units marked "Available now" can usually be seen the same day.
    • An HCARE staff member takes you there — we hold the keys for the units we manage, so there is no waiting for the landlord.
    • Seeing several units in one trip is normal — tell us and we plan the route.
    • Not the right one? Tell us why and we keep looking. Nothing is owed for a viewing.

    Bring: nothing — just yourself.

  2. Deposit and sign the contract

Once you pick a unit we agree the price, the term and the move-in date, then you place a deposit to hold it.

    • The deposit amount and the minimum term differ per unit — both are stated on each listing before you commit.
    • The contract states the rent, the term, the deposit, what is included in the price, and the conditions for ending early.
    • Read it before you sign and ask about anything unclear. We would rather explain twice than argue later.
    • We can walk you through the contract in English.

Bring: ID card, or passport and valid visa for foreign tenants.

  3. Handover

On move-in day we go through the apartment together and write everything down.

    • We record the electricity and water meter readings, the condition of the furniture, and the number of keys and access cards.
    • Photos are attached to the handover record. This is what protects your deposit when you move out.
    • For foreign tenants we handle the temporary residence registration.
    • After you move in, anything that breaks goes to us — we have our own repair team and furniture workshop.

Keep: a copy of the handover record and the photos — you will want them on your last day.

Working with HCARE as an agent

Commission is shared both ways, on terms agreed with you directly. These four steps exist so two agents never end up claiming the same client.

  1. Register an account

Sign up on the partner portal. HCARE reviews it and calls you to set your password — new accounts cannot log in until we approve them.

  2. Register your client

Give only the last 4 digits of their phone and the name you call them. That is enough to hold your claim for 7 days, and it means you never hand us your client list.

  3. Take them to view

Book the viewing in the portal. Once an HCARE staff member confirms you were there, your claim on that client is protected for 30 days.

  4. Client signs, commission is split

You get half. The portal shows exactly where the money is: waiting on the landlord, received by HCARE, or paid out to you.
