Buying to let: the hard part starts after signing

Buying is the easy part. HCARE handles what comes after: furnishing from our own workshop, finding tenants, monthly operations, and resale within our owner community.

People buying an apartment to rent out usually work carefully right up to the purchase contract: price, location, payment schedule. From handover onwards it goes vague — and that is the long stretch that decides whether the apartment earns money or eats it.

Four jobs somebody has to do

Do all four yourself and the apartment stops being an investment and becomes a job. Hire four different providers and none of them holds the full history of the property.

Furniture made in our own workshop

HCARE runs a 500m² workshop in Thu Duc. Kitchen units, wardrobes and beds are measured in the apartment, cut in the workshop and installed in the apartment by one team that owns the result — with no subcontractor margin on top. A full two-bedroom fit-out starts at 150 million VND, with a 3D design to approve before you spend anything.

For a rental, the test is not how expensive the furniture looks but whether it lasts and can be repaired. Cheap carcassing has to be replaced in two years, and that replacement usually lands while a tenant is living there — costing money and goodwill at the same time.

When you sell, the buyers are already inside the system

HCARE manages over 100 apartments, and behind them is a group of owners who hold several properties each, understand what a well-run apartment is worth, and are still expanding.

An HCARE-managed apartment comes to the market with something an ordinary listing does not have: an operating history, real rental income, and the condition of each appliance on record. The buyer does not have to take the seller at their word. And because HCARE keeps running the apartment after the transfer, the buyer takes on capital, not work.

HCARE does not promise a rate of return, because nobody can promise one on the market’s behalf. What we can do is reduce the months an apartment sits empty and keep every cost inside it documented with photos, records and a history you can check.

Where to start

Tell us your budget and your goal: buying for rental cash flow, or buying to hold for capital growth and letting it in the meantime. Those two goals point to different apartments and different levels of spending on the fit-out.
